Water heater repair pricing confuses people because the same phone call — “my water heater isn’t working” — can end in a $180 invoice or a $1,900 one. The spread isn’t the plumber being inconsistent. It’s that a dozen different failures share one symptom.
Here’s what the individual repairs actually run in 2026, so you can sanity-check a quote before you approve it.
Typical repair costs by component
- Thermocouple or pilot assembly (gas): $150–$350. The most common gas failure, and one of the cheapest.
- Heating element (electric): $200–$400 per element. Most tanks have two.
- Thermostat: $180–$350. Often replaced alongside an element since the labour overlaps.
- Temperature & pressure relief valve: $150–$300. Never ignore a weeping T&P valve — it’s a safety device.
- Anode rod replacement: $150–$300. Cheap insurance that buys years of tank life.
- Gas control valve: $350–$600. Getting expensive relative to a new unit.
- Full tank flush / sediment removal: $100–$250.
- Tankless descaling: $150–$350, and it should be annual in hard water.
What drives the number up
Three things, mostly. Access — a unit in a tight attic or a closet with a 22-inch door adds labour before anyone touches a wrench. Code upgrades — if the install predates current seismic strapping, expansion tank or venting requirements, bringing it to code is bundled into the job. Timing — a Sunday night emergency call carries a premium, and it should.
The line where repair stops making sense
The rough rule: if the repair costs more than half the price of replacement and the tank is past eight years old, replace it. A $600 gas valve on a nine-year-old tank is money spent on a unit that will leak from the bottom within two or three winters.
The exception is a young tank with a single cheap failure. A four-year-old heater with a dead thermocouple is worth fixing every time.
Getting an honest number
Ask for a flat-rate diagnosis fee up front, and ask whether it’s credited against the repair. Ask for the part number being quoted. Any company that will not put the price in writing before starting work is a company you should not be using.

Homeowners outside our service area often ask us for a referral — if you’re in the San Gabriel Valley, water heater repair covina ca is handled by Covina Water Heater Pros, who work on the same flat-rate, price-before-work basis we do.
One last thing
Get the age of your unit before you call anyone. The serial number on the manufacturer sticker encodes the build date — most brands put the year in the first four characters. Knowing whether you’re at year three or year eleven changes the entire conversation, and it stops you paying for a repair you should have skipped.
